Contract planning in Furzedown
Documented building context
Wandsworth records the former grounds of Furzedown House being developed after 1900, including Moyser, Pendle, Pretoria and Penwortham Roads. It describes mainly two-storey red-brick terraces with gabled street fronts. This identifies a particular housing pattern without establishing the plan or later alterations of every property in those roads.
The council’s description of two-storey terraces supplies a historical starting point for the streets laid out on the Furzedown grounds. It does not certify any loft rooms, dormers or roof alterations now present at the property. Those additions need to be identified through the instructed house’s own information.
The Historic Environment SPD describes Abbotsleigh Road as a varied collection of two-storey detached houses associated with the Wates family. It places that group within Streatham Park’s landscape of larger houses and gardens. The named group should not be treated as interchangeable with the red-brick terrace grid nearby.
Wandsworth dates Furzedown House to around 1800 and records nineteenth-century alterations, including a conservatory and lodge. It also identifies surviving individual houses at Dixcote and 2 West Drive. These examples demonstrate that the local history contains several building phases rather than a single date applicable to all nearby homes.
Furzedown tender and contract decisions
For the gabled terraces on the roads identified in Wandsworth's account, distinguish the main roof, front gable and any later roof-room alteration in the tender. A consistent frontage can conceal different internal work histories. Obtain the actual drawings and define investigation where the proposed repair depends on a concealed connection.
An Abbotsleigh Road detached-house project needs its own access and external-work plan. Mark occupied spaces, delivery routes and retained features before contractors price their sequence. Keep a changed design or access assumption with the authorised JCT instruction and the evidence needed to assess its value or time effect. Do not transfer a terrace's logistics to a larger plot without checking.
For an individual older house or a building connected with the Furzedown House setting, confirm the present designation and permission position for the specific work. The completion file should identify the repaired component, accepted detail and outstanding obligation. Historic association or a matching architectural appearance does not demonstrate that the present contract's work has been completed or that excluded structures were inspected.
What should the Furzedown tender and completion file make clear?
A roof-room conversion should retain its own design and completion document references, separate from a later covering repair or decorative treatment of the terrace gable.
