Contract planning in Grange Park

Documented building context

Enfield records tightly grouped two-storey houses in the triangle south of The Grangeway, with complex combinations of hips, gablets, dormers and chimney stacks. Its appraisal identifies No 31 The Chine as an example of the varied window and entrance arrangements in the southern section. These observations concern the group’s design, not a finding that any particular component is defective.

The appraisal records the central parts of The Chine and Old Park Ridings as built after the pre-war ends, with development continuing in the 1920s. It describes two-storey bays, half-timbered gables, casement windows and porches in the interwar groups. A general early-twentieth-century estate description therefore conceals different building phases.

Enfield distinguishes the northern end of The Chine by its larger houses, more varied designs and bigger plots. It dates the last pre-First World War houses at the northern ends of The Chine and Old Park Ridings to 1913–1914. That account differs from the closely grouped southern houses and later central infill.

The council describes the early shopping parades as three self-contained, symmetrical groups of three storeys, with flats and offices above. It records prominent gables, hips, chimney stacks and corner bays, while noting that original shopfronts have been lost. These are distinct mixed-use buildings within the predominantly residential area.

Grange Park tender and contract decisions

A tender for the tightly grouped houses south of The Grangeway should identify each roof feature actually affected: hip, gablet, dormer, stack and outlet. The varied combinations recorded by Enfield are not interchangeable quantities. Define the repair detail, temporary protection and inspection sequence for the particular house before asking contractors to price a complete roof package.

Inter-war infill or a larger hilltop plot needs its own construction and access evidence. Separate later additions from the main range and mark occupied routes on the site plan. A JCT instruction changing one junction should retain the survey finding, designer's response and relevant measurement, rather than become an undefined allowance for further external work.

Where the instruction concerns accommodation above a shopping parade, show its entrance and relationship to common fabric. Confirm permissions and service-isolation arrangements through the appropriate parties. At completion, list outstanding work and required documents by component and dwelling reference. The appraisal's local character account does not establish current condition, ownership or completion of a contractor's obligations.

What should the Grange Park tender and completion file make clear?

List the dormer, gablet and stack references individually when comparing roof-repair tender qualifications.
