Contract planning in Hadley Wood

Documented building context

The final made Hadley Wood Neighbourhood Plan, dated November 2023, describes larger houses set behind landscaped front gardens in paragraph 4.13. It records a change in that streetscape as gardens are paved and new walls and gates introduced. This is a character observation for the plan area, published in the neighbourhood forum’s document copy, rather than a finding about a particular driveway.

Existing-building records for the tender

If the house has acquired a side wing, enlarged entrance or accommodation over a garage, label those projects separately on one plan. Connect each outline to its structural information and completion papers where available. Identify the opening between old and new ranges rather than presenting the finished layout as evidence of how it was supported.

Where a wall or gate has been replaced, supply its dated drawing and the decision papers for the actual address. Mark the length worked on and distinguish it from boundary structures that remain older. Identify whether the installation account includes foundations, posts, paving or only the visible gate equipment.

Hadley Wood tender and contract decisions

A Hadley Wood tender should distinguish work to the house from changes to its landscaped frontage, drive, walls and gates. The neighbourhood plan records a streetscape change; it does not diagnose a drainage issue or authorise a particular paving design. Ask the appropriate designer to define the proposed levels, materials and interfaces, supported by the actual site survey. Give tenderers the same scope boundary and identify retained planting or features that require protection.

For a house with several additions, issue a plan and section naming each range and its connection to the original building. Define investigation where the repair or alteration depends on concealed construction, and record who supplies the resulting detail. A general allowance for a large house is not a substitute for measured roof, wall and service packages. If the findings require a change, retain the evidence with the JCT instruction and the basis of its time or payment assessment.

Garden buildings and external access should be explicit scope decisions. State whether the contract includes the structure, its services and the route between it and the house, or whether those matters sit outside the appointment. Establish delivery and storage arrangements before accepting a programme, without assuming that a generous plot gives unrestricted access. At handover, link accepted details, tests, guarantees and outstanding items to the correct building or external element. A completed driveway finish cannot demonstrate satisfactory performance of a concealed connection or completion of unrelated work to the house.

What should the Hadley Wood tender and completion file make clear?

Discuss employer-supplied and contractor-designed elements before choosing the JCT form. The contract particulars and appointments should follow the actual allocation for the house and external packages, with the required information release dates recorded.
