Contract planning in London Fields
Documented building context
Hackney’s July 2021 Beck Road appraisal describes two main terrace groups separated by the railway viaduct. The lower-numbered group has pitched roofs; 22–54 even and 19–53 odd have butterfly roofs behind substantial front parapets with dentil cornices. It records differing red- and stock-brick compositions despite the street’s broadly similar two-storey elevations.
Existing-building records for the tender
For a repaired cornice, window surround or brick band, request the account naming the elevation and component addressed. Ask whether the work was cleaning, pointing, replacement masonry or a change to the opening. Locate any reported cracking by the corresponding room and surface with dated photographs.
London Fields tender and contract decisions
A London Fields tender should identify the specific house, terrace position or converted premises described in the project evidence. Mark the current layout and later additions separately from the historic building account. Ask the designer to locate the materials and connections affected by the work, with investigation where the proposed detail depends on concealed construction. Local character is context for the enquiry, not a common repair specification.
For frontage and roof work, separate decorative treatment from support and weatherproofing. Define the accepted sample, access and temporary protection where the design requires them. Tenderers should price the same scope and the same assumptions about opening-up and making good. If a finding changes the repair, keep its location and photographs with the revised design and JCT instruction. The contractual assessment should follow the authorised change and its evidence, rather than an unsupported comparison with another house nearby.
A divided building needs a scope plan showing the employer's accommodation and the common elements affected. Confirm access and occupation arrangements through the relevant client or management contact. Programme inspections before junctions are concealed, and retain the accepted detail against the drawing revision. At completion, allocate outstanding work and required documents to the actual component and work package. A statement that a building has been refurbished cannot establish satisfactory performance throughout excluded or inaccessible areas.
Choose the JCT form after clarifying design responsibility, investigation limits and the available tender information. Identify any specialist-designed portion and the dates on which its interfaces must be resolved. The local source does not authorise the alteration or settle the parties' contractual obligations.
What should the London Fields tender and completion file make clear?
Where frontage work and a rear alteration share one contract, retain separate quantities and design references. A change at the extension connection should not alter the accepted frontage specification without its own recorded decision.
