Contract planning in Monken Hadley
Documented building context
Barnet describes cottages along Hadley Highstone in small groups with different traditional styles and materials. It records larger, later properties towards the northern end of the eastern side, with varying roof heights and some buildings reaching three storeys. That account makes the particular group more informative than a generic description of a village cottage.
The appraisal identifies the early Georgian Thorndon House at 29 Dury Road, with similarly dated neighbours at 27 and 31. Farther along, it describes Stoberry Lodge at number 39 as a stucco villa of around 1830, and Hadley Bourne at 41–43 as an eighteenth-century red-brick building. These named examples show variation within one road.
Barnet records Hadley Hurst Cottages as former stables, arranged around a tall archway beside Hadley Hurst. Along the Common it contrasts larger Georgian and Victorian houses with cottages, including Aynho with its central chimney and two front gables. The account identifies different forms and earlier uses rather than a standard plan for homes facing the open land.
The appraisal describes Ludgrove Hall as an 1830s building extended through the nineteenth century and converted into apartments. It also identifies Cheyne House on Games Road as a three-house terrace designed to look like one larger house. The external composition therefore does not always explain the number or extent of dwellings behind it.
Monken Hadley tender and contract decisions
A Monken Hadley tender should identify the particular building and phases described by the current survey, using the historic record as context. Separate retained fabric from later additions and identify the actual materials at each repair position. Ask the designer to resolve investigation needs before contractors price a complete package.
For roof, window or frontage work, define the treatment, sample and temporary protection requirements. Keep a changed detail with the relevant JCT instruction and evidence of its measured extent. A historic group description cannot determine the condition of concealed fabric or the contractual consequences of discovering it.
Show access, occupied spaces and external structures within the employer's scope on the site plan. Obtain the appropriate permissions or private arrangements separately. At handover, use component references for tests, drawings, guarantees and outstanding work. The record should distinguish this contract from future proposals or neighbouring maintenance responsibilities, without implying that a local heritage account confirms completion.
What should the Monken Hadley tender and completion file make clear?
A retained window detail should identify the opening and material to be repaired, with the designer’s sample decision kept separate from a general external-decoration instruction.
