Contract planning in Nunhead

Documented building context

Southwark’s Nunhead Green appraisal describes the southern side as three-storey nineteenth-century terraces with stock-brick elevations, stucco cornices and window dressings. Its paragraph 3.1.3 identifies 10–22 Nunhead Green as residential and records ground-floor shops elsewhere in the group. This is a description of named green-side buildings within the appraisal’s subarea.

Existing-building records for the tender

An attractive restored detail does not describe every concealed part of the surrounding construction. Keep a previous investigation complete, including its observations and limits, with subsequent repairs separately dated. The brief should name the actual physical question without treating the appraisal’s material palette as evidence of present performance or the cause of an individual issue.

Nunhead tender and contract decisions

A Nunhead tender should identify the actual premises and the frontage, upper accommodation and rear range included in the instruction. Obtain the current layout and alteration records rather than treat the local street description as a construction specification. Ask the designer to locate the repair materials and uncertain connections, with investigation defined before the contractor is expected to price a complete response.

Separate cornice or decorative work from repairs to the wall and roof behind it. A surface treatment may require different preparation and access from support or weatherproofing work. State the accepted sample, temporary protection and making-good limits where the design requires them. If opening-up changes the proposed detail, keep the findings with the JCT instruction and the evidence used for valuation. An attractive frontage cannot establish satisfactory performance of the concealed package.

For accommodation above another use, show the entrance and service routes that must remain available. Confirm management or private access arrangements through the client's advisers. A roof-room alteration should have its own drawing and inspection stages, distinguishing it from a general covering repair. At completion, connect required certificates, drawings and outstanding items to the actual component and work section. Do not imply that excluded neighbouring premises or inaccessible fabric were included in the appointment.

Choose the JCT form after resolving the scope and design allocation. If a specialist supplies a roof or structural detail, identify the package and its interface with retained construction in the tender, together with the dates for information and decisions. The local context does not determine the parties' contractual roles.

What should the Nunhead tender and completion file make clear?

A cornice sample or repair detail should identify the exact frontage position. Keep acceptance of that finish separate from decisions about the wall or roof connection behind it.
