Contract planning in Gidea Park
Documented building context
The draft distinguishes larger 1910–11 exhibition houses on Heath Drive, Reed Pond Walk and Parkway from smaller cottages principally on Meadway and Risebridge Road. It also records variation in roof forms and external materials. Membership of the same exhibition development does not imply an identical building design.
Havering’s draft describes the 1934 exhibition houses on Brook Road as two-storey buildings with flat roofs, and the Eastern Avenue examples as semi-detached pairs also under flat roofs. It records subsequent alterations to these groups. Their form differs from the pitched and hipped roofs associated with many earlier exhibition houses.
Historic England describes 64 Heath Drive as a 1933–34 reinforced-concrete house with an L-shaped plan, flat roof and roof terrace. This named example illustrates the construction variety within Gidea Park. Its list entry should not be transferred to other houses simply because they have a modern appearance.
The June 2025 draft identifies interwar shops with flats or offices above near Balgores Lane and Crossways, and an earlier mixed-use range on Hare Hall Lane with upper flats. These buildings present different access and ownership questions from a detached exhibition house. The parade’s appearance does not define the extent of an individual flat.
Gidea Park tender and contract decisions
The tender should identify whether the Gidea Park instruction concerns a larger exhibition house, a smaller cottage, a flat-roofed group or accommodation above a parade. Those distinctions affect the actual design and access information needed. Use the building's measured layout and alteration records instead of assuming that one exhibition history supplies a common specification.
For a roof repair, separate the verified covering and drainage arrangement from decorative frontage details. Define temporary protection and inspection before concealed junctions are closed. If the project concerns a documented concrete example, obtain the appropriate construction-specific advice rather than applying that example to neighbouring houses. Any JCT instruction should retain its design basis and evidence of the changed work.
At Balgores Lane or Hare Hall Lane, show the dwelling's entrance and the relationship to the commercial premises below. Agree occupation and service-isolation arrangements before tender. At completion, reconcile required tests, drawings and outstanding items with the particular building and priced work sections. The draft appraisal is local context, not evidence that a repair has been completed or a current alteration is authorised.
What should the Gidea Park tender and completion file make clear?
Keep a flat-roof drainage detail separate from the exhibition-house roof assumptions when issuing the contractor’s information package.
