London Fire Safety & Facade

External Envelope Risk

Facade investigations help clients move from symptoms such as water ingress, cracking, panel movement or cladding concerns to a defined evidence-led remedial plan.

Our RICS regulated building consultancy support combines building pathology, external envelope inspection and project advisory input, with fire-safety interfaces considered where relevant. A facade investigation is a building fabric assessment — it is not a FRAEW or an EWS1, and where that specialist input is required we identify it clearly.

Before You Instruct

What to send, and what you receive

Share a few building details and we will confirm the right assessment or survey scope and a fee before you instruct.

What to send before we quote

  • The building address and postcode
  • Height or number of storeys, if known
  • Tenure and how the building is used
  • Any existing fire risk assessment or fire reports
  • Drawings or previous external wall information

What you receive

  • A written assessment, survey or review suited to the instruction
  • Findings and recommended next steps
  • A clear scope of what was and was not assessed

Some work can need specialist input (for example opening-up, laboratory analysis or a fire engineer); we set out where this applies and coordinate it where instructed. Ask what the report would include.

Scope

What this service covers

London facades are exposed to complex weathering, access constraints, mixed historic and modern construction, and incomplete records on refurbished buildings.

Building envelope and external wall defects

Facade investigations consider external walls, rainscreen cladding, render, masonry, curtain walling, sealants and weathering details.

Water ingress

We investigate rain penetration, defective interfaces, failed sealants, parapets, roofs, balconies and poorly detailed junctions.

Cladding and rainscreen defects

Surveys can identify visible failure, movement, panel issues, fixings concerns and water management problems.

Curtain walling and fixings

Inspection can review glazing systems, movement joints, brackets, fixings, corrosion risk and access limitations.

Cavity barriers and fire-safety interfaces

Facade defects often overlap with cavity barrier, external wall and cladding fire safety concerns.

Intrusive opening-up

Where visible inspection is insufficient, targeted opening-up can help confirm hidden construction and material condition.

Remedial planning

Findings can inform maintenance plans, remedial works specification and contractor tender support.

When To Instruct Us

When a facade investigation is needed

Clients usually come to us with a symptom or an unknown, not a survey name. These are the typical triggers.

  • There is recurring water ingress through the external wall.
  • Render, cladding or panels are cracking or moving.
  • The external wall build-up is unknown before refurbishment.
  • A defect is affecting a sale, remortgage or block budget.
  • Cladding or facade condition evidence is needed before remediation.
  • A managing agent or freeholder needs the cause established.
  • Fixings, brackets or curtain walling need condition assessment.
  • You need to know whether a FRAEW or fire engineer is required.
Compliance Context

London building safety context

The investigation scope needs to be proportionate and clear about what can be seen, what needs opening-up and what specialist input may be required.

Our advice is evidence-led and written for serious property decision-makers. Where legal advice, specialist fire engineering input or statutory role appointments are required, those matters are identified clearly rather than implied.

London facades combine weathering exposure, access constraints and a mix of historic and modern construction that rarely matches the original drawings. Solid and cavity masonry on period buildings, post-war concrete and panel systems, and later rainscreen, render and curtain-walling overclads all fail in different ways, and refurbishment often leaves the true external wall build-up undocumented. Water ingress on London blocks frequently traces back to failed sealant joints, parapet and coping details, balcony thresholds, or the interface between old and new construction rather than the visible cladding itself, so diagnosing the actual path matters more than replacing the obvious element. Access is often the practical constraint: mansion blocks, tight urban sites and conservation-area elevations can rule out full scaffolding, so we plan proportionate inspection using drone survey and targeted opening-up. Where a defect overlaps external wall fire risk, we flag whether a FRAEW to PAS 9980 or fire engineer input is required.

Professional Boundaries

What this service is — and is not

A facade investigation is a building fabric diagnostic and advisory service. We diagnose the likely cause of external envelope defects and specify a proportionate remedy; we do not carry out the building works, which are delivered by appointed contractors under a clear specification.

A facade investigation is not a Fire Risk Appraisal of External Walls, an EWS1, or a statutory fire risk assessment. Where fire engineering, a FRAEW to PAS 9980, structural design or specialist testing is required we identify it and coordinate competent specialists rather than implying it is covered; where the frame itself is the concern, our high-rise structural surveys service applies. Our findings reflect the areas inspected and the evidence available within the agreed scope, and where opening-up is limited we say so rather than overstating certainty. We do not guarantee a particular outcome.

London Inspection & Reporting Workflow

A representative facade investigation

The following London inspection and reporting workflow breakdown shows how our RICS surveyors scope, inspect and report on real properties across London; see our published London surveying case studies for completed project records.

  • Typical client: a managing agent or freeholder for a residential or mixed-use block
  • Typical building: a building with rainscreen, render or curtain walling
  • Typical issue: recurring water ingress and uncertainty over the external wall build-up
  • Typical instruction: a facade investigation with targeted opening-up
  • What the client typically receives: a cause diagnosis, an opening-up plan and remedial specification support
  • How it is typically used: to stop wasted remedial spend and inform a defined repair or remediation scope
  • Related services: FRAEW / PAS 9980, Cladding Remediation, Building Pathology
Fees

What affects the fee?

A facade investigation is scoped to the elevation and the evidence needed, so the fee reflects the access and complexity rather than a fixed rate. The main factors are:

  • The height of the building and the access method required
  • The complexity of the water ingress, cracking or cladding concern
  • Whether intrusive inspection or opening-up is needed
  • The external wall or cladding build-up to be investigated
  • Whether drone inspection is suitable for inaccessible areas
  • Whether specialist testing is required
  • The depth of reporting and any remedial recommendations

We confirm a written scope and fee before you instruct, so the cost is clear before any commitment.

Facade Survey London

External wall investigation for water ingress, cracking and high-level defects

A facade survey London instruction should identify what is failing, where the evidence sits and what level of access or opening-up is justified before repairs are specified.

Our external wall investigation work covers water ingress, cracking, masonry decay, render failure, balcony and parapet defects, cladding condition, fixings, sealants and high-level defects. Where safe close access is not proportionate at the first visit, drone roof and facade inspection can provide the evidence map before targeted access is arranged.

This is a building fabric investigation, not a FRAEW or an EWS1. Where the question is fire risk appraisal, lender sign-off or combustible external wall risk, we route the matter to FRAEW / PAS 9980, EWS1 advice or cladding remediation. Where visible movement is the driver, we link it to visual structural appraisal.

FAQs

Facade Investigations London FAQs

What is a facade investigation?

A facade investigation is a structured technical assessment of the external envelope of a building: the external walls, cladding, rainscreen, render, masonry, curtain walling, sealants, balconies and weathering details. It moves a client from a symptom such as water ingress, cracking or panel movement to an evidence-led understanding of the cause and the remedial options.

When is a facade investigation needed?

Typically when there is water ingress, cracking, render or panel failure, movement, corrosion concerns, or where the condition of the external wall is unknown ahead of refurbishment, acquisition or remediation. It is also used to provide the building fabric evidence that other assessments and works rely on.

Can facade investigations be intrusive?

Yes, where needed. Many defects can be assessed visually and with close inspection, but hidden construction, cavities, fixings and build-ups often require targeted opening-up. We scope opening-up proportionately so it answers the diagnostic question without unnecessary cost or damage.

Do you investigate facade water ingress?

Yes. Water ingress through facades, roofs, parapets, balconies, windows and external wall interfaces is a core part of this service. The aim is to find the actual entry point and mechanism so the remedy addresses the cause rather than the symptom.

Is a facade investigation the same as a FRAEW or EWS1?

No. A facade investigation is a building fabric and defect assessment. A FRAEW under PAS 9980 is a specific fire risk appraisal of external walls, and EWS1 is the lender-facing form that can communicate such an assessment. A facade investigation can inform those processes, but it is not a substitute for them, and we identify where that specialist input is required.

Can this link to cladding remediation?

Yes. Facade investigations often provide the condition evidence, material identification and defect mapping that a cladding remediation strategy is built on, and we can take a matter through to remedial specification and contract support where instructed.

Do you inspect commercial and high-rise facades?

Yes. We support residential blocks, mixed-use and commercial buildings, schools, universities and healthcare estates. Access for taller buildings is planned using the appropriate method for the building and the investigation.

What access methods do you use?

Access is matched to the building and the question: close visual inspection, ladders, mobile platforms, rope access or scaffold, and drone or pole camera where appropriate. The method and any opening-up are agreed before work starts so cost and disruption are controlled.

What do you provide at the end?

A clear diagnosis of the likely cause, an investigation and opening-up plan where needed, and remedial specification support so the findings translate into a defined repair or remediation scope and a tender if required. Reporting is written for owners, agents and project teams.

Do you guarantee the building is safe?

No. A facade investigation reports on the condition and likely causes of defects in the external envelope within the agreed scope and the areas inspected. It is not a guarantee that the building is safe or defect-free, and where a fire risk appraisal or other specialist assessment is required we identify that clearly.
