London Fire Safety & Facade

Fire door inspections London: door-by-door evidence and remedial priorities

Fire door inspections are often needed where clients need door-by-door evidence, remedial priorities and a consistent register for management and procurement.

We survey communal and flat entrance fire doors across residential, education, healthcare and commercial estates, using cautious reporting that separates observed defects from records that need further verification. A fire door inspection supports the fire risk assessment — it does not replace it or certify a door, and we are explicit where evidence is missing.

Before You Instruct

What to send, and what you receive

Share a few building details and we will confirm the right assessment or survey scope and a fee before you instruct.

What to send before we quote

  • The building address and postcode
  • Height or number of storeys, if known
  • Tenure and how the building is used
  • Any existing fire risk assessment or fire reports
  • Drawings or previous external wall information

What you receive

  • A written assessment, survey or review suited to the instruction
  • Findings and recommended next steps
  • A clear scope of what was and was not assessed

Some work can need specialist input (for example opening-up, laboratory analysis or a fire engineer); we set out where this applies and coordinate it where instructed. Ask what the report would include.

Scope

What this service covers

London portfolios often combine older timber doors, retrofitted seals, later ironmongery and incomplete certification records.

What is inspected

Fire door inspections can review the door leaf, frame, seals, gaps, hinges, closers, glazing, ironmongery, signage and visible certification records.

Flat entrance and communal doors

Residential block inspections commonly cover flat entrance doors, cross-corridor doors, stair doors, service riser doors and plant room doors.

Door gaps, closers and seals

Reports identify defects such as excessive gaps, failed intumescent or smoke seals, damaged frames, poor latching and ineffective self-closing devices.

Fire door schedules and registers

Survey data can support fire door asset registers, planned maintenance and statutory record keeping.

Remedial priority reports

Findings can be prioritised for repair, replacement, further investigation or records verification.

Estate-wide programmes

We support residential blocks, schools, hospitals, universities, care homes and commercial estates across London.

When To Instruct Us

When a fire door inspection is needed

Clients usually come to us because evidence or a register is needed, not for a survey name. These are the typical triggers.

  • A residential block needs door-by-door fire door evidence.
  • A fire risk assessment has recommended a fire door survey.
  • Flat entrance and communal doors need a condition schedule.
  • Remedial priorities and a register are needed for management.
  • A school, healthcare or commercial estate needs an inspection programme.
  • Certification or records for the doors are missing or unclear.
  • Planned maintenance needs a fire door asset register.
  • A duty-holder needs evidence to support statutory record keeping.
Regulation 10 Fire Door Checks

Fire door inspections for London blocks and estates

Fire door inspection in London is usually driven by a fire risk assessment action, a responsible person duty or the Fire Safety (England) Regulations 2022. In multi-occupied residential buildings with a top storey above 11 metres, Regulation 10 requires quarterly checks of communal fire doors and best endeavours to check flat entrance doors at least every 12 months.

Our role is to produce a structured, door-by-door schedule that records observed condition, defects, photographs, remedial priorities and missing evidence. We inspect communal fire doors, flat entrance doors, cross-corridor doors, stair and lobby doors, plant rooms and riser doors, then organise the output into a fire door register that supports repeat checks and contractor briefing.

London building stock makes this work practical rather than theoretical: original timber doors in period conversions, 1960s to 1980s communal doors that have been adjusted many times, and later replacement doorsets with missing certification data often sit in the same portfolio. Common defects include excessive gaps, damaged or painted-over intumescent and smoke seals, failed self-closing device action, unsuitable ironmongery, poor latching and doors altered after installation. We identify what can be repaired, what needs replacement or specialist verification, and what should feed back into the wider fire risk assessment.

Standards & Guidance

Regulation 10 and inspection basis

The report is written for responsible persons and property teams who need usable records, not generic assurance.

Fire Safety (England) Regulations 2022

GOV.UK Regulation 10 guidance explains the fire door duties for responsible persons in multi-occupied residential buildings.

Regulation 10 wording

The legislation sets out the fire door information and checking duties, including checks of communal doors every 3 months.

Flat entrance doors

For relevant buildings, responsible persons must use best endeavours to check flat entrance doors at least every 12 months, so access planning and records of non-access matter.

Professional boundary

We do not issue a compliance certificate and we do not guarantee a fire rating. We report observed condition, defects and missing evidence so the responsible person can instruct competent remedial work.

Professional Boundaries

What this service is — and is not

A fire door inspection is a survey and advisory service. We assess and report the observed condition of fire doors and prioritise remedial action; we do not manufacture, install or repair fire doors, and remedial works are carried out by appointed competent contractors.

An inspection is not a fire risk assessment and does not, by itself, certify that a door meets its fire rating, because that depends on certification, correct installation and records. Where documentary evidence is missing we report the door as requiring verification rather than asserting compliance, and where a fire risk assessment or specialist testing is required we identify it clearly. We do not guarantee a compliance outcome.

London Inspection & Reporting Workflow

The following London inspection and reporting workflow breakdown shows how our RICS surveyors scope, inspect and report on real properties across London; see our published London surveying case studies for completed project records.

  • Typical client: a managing agent or freeholder for a residential block
  • Typical building: a block with communal and flat entrance fire doors
  • Typical issue: door-by-door evidence and remedial priorities needed for management
  • Typical instruction: a fire door inspection and asset register
Fees

What affects the fee?

Fire door inspection is scoped to the building and the regime you need, so the fee reflects the number of doors and the depth of inspection rather than a fixed rate. The main factors are:

  • The number of doors and the number of blocks or cores
  • The mix of communal fire doors and flat entrance doors
  • The inspection cadence required, for example quarterly communal checks under the Fire Safety (England) Regulations 2022
  • Access arrangements, including occupied flats and appointment windows
  • The level of recording required, such as door-by-door photographic schedules
  • Whether a prioritised remedial schedule is required
  • Whether a repeat inspection programme is set up

We confirm a written scope and fee before you instruct, so the cost is clear before any commitment.

FAQs

Fire Door Inspections London FAQs

What is a fire door inspection?

A fire door inspection is a structured condition survey of fire-resisting doorsets, recording the door leaf, frame, gaps, seals, hinges, closers, glazing, ironmongery, signage and visible certification, and identifying defects against the relevant guidance. It produces a door-by-door schedule with remedial priorities for management and procurement.

Which doors do you inspect?

Typically flat entrance doors, communal and cross-corridor doors, stair and lobby doors, service riser and plant room doors, and fire doors in commercial, education and healthcare premises. The scope is agreed at instruction to suit the building and the duty-holder's requirements.

What do you check on a fire door?

We record the condition of the leaf and frame, the gaps and threshold, intumescent and smoke seals, hinges, the self-closing device and latching, glazing and beads, ironmongery, signage and any visible certification or labelling, and we flag defects and items needing further verification.

Do you inspect inside flat entrance doors?

Yes. Flat entrance doors are a core part of residential block fire door programmes. Where access depends on leaseholders, we plan the survey around access arrangements and report the doors that could not be accessed so the duty-holder has a complete picture.

Can you create a fire door register?

Yes. Survey data is structured into a fire door schedule or asset register with asset references, locations, condition, photographs and remedial priority, suitable for ongoing management, planned maintenance and statutory record keeping.

Do you specify or carry out remedial works?

We provide remedial priorities and, subject to the appointment scope, develop repair or replacement specifications. We do not carry out the remedial works ourselves; they are undertaken by appointed competent contractors, which keeps the inspection and the works separate.

How often should fire doors be checked?

Frequency depends on the building type, the duty-holder's statutory obligations and the risk profile. We help structure a practical, risk-based inspection programme rather than applying a single fixed interval to every door.

Is a fire door inspection the same as a fire risk assessment?

No. A fire door inspection assesses the condition of the doors. A fire risk assessment is a wider statutory assessment of the building's fire safety. The fire door inspection informs and supports the fire risk assessment, but it does not replace it, and we identify where that wider assessment is needed.

What standards do you reference?

We reference recognised fire door guidance and the relevant standards and good practice for the doorset type, and we are explicit where a defect or a missing record means a door needs further verification or specialist testing rather than asserting compliance.

Do you certify that the doors are compliant?

No. We report observed condition and defects against guidance and identify where evidence is missing. We do not issue a compliance certificate or guarantee that a door meets its fire rating, because that depends on certification, installation and records that an inspection alone cannot confirm.
